charge arrears, including the use of Section 146
Notices, applications to the Court for Section 81
determinations and Forfeiture Proceedings. We have
experience in relation to other claims for breach
of covenant and difficulties regarding communal
parts, potential licences, adverse possession and
other types of property litigation that Managing
Agents encounter from time to time.

Agents in the preparation of Licences to Assign,
Licences for Alterations and other such documentation.
Lessees of blocks of flats let on long leases often wish to take part in an acquisition of the freehold interest in the building. The Commonhold and Leasehold Reform Act 2002 introduced the idea of Commonhold and extended Lessees’ rights not only in relation to the acquisition of the freehold interest but also introduced greater protection in relation to the forfeiture of leases for non payment of service charges and rent. We can assist Lessees in their efforts to acquire the freehold of their building or Commonhold and advise in connection to the rent and service charges that they are being asked to pay.
