We can assist Managing Agents in connection with the recovery of service charge arrears, including the use of Section 146 Notices, applications to the Court for Section 81 determinations and Forfeiture Proceedings. Lessees of blocks of flats often wish to take part in an acquisition of the freehold to their building. The Commonhold and Leasehold Reform Act 2002, when it becomes law, will introduce the idea of Commonhold and extend Lessees’ rights beyond those already enjoyed by reason of the Leasehold Reform Housing and Urban Development Act 1993 and other legislation that currently enables Lessees to acquire an interest in the Freehold. This can be of great assistance if the freeholders are failing to comply with their obligations. We can assist Lessees in their efforts to acquire the freehold to their building.

We can also assist Lessees in connection with any disputes regarding services charges and any Forfeiture Proceedings that Landlords may threaten.
