Drafting Tenancy Agreements

tenancy is granted. We can prepare tenancy agreements for you that provide Landlords with the maximum possible protection. We can also guide you through the
procedures that are now applicable if you wish to obtain a deposit from your tenant.
Possession Proceedings
Whether using the accelerated possession procedure, available when seeking possession from assured shorthold tenants, or if possession is sought because a tenant has
breached the terms of the tenancy, we have a wide experience in all areas of possession work to assist our clients.
Recovering Rent Arrears/Dilapidations
Unfortunately sometimes tenants vacate properties leaving them in a poor state of repair or owing substantial amounts of rent. We can assist in obtaining money judgments
against such individuals and enforcing those Judgments against them.
Block Management
We can assist Managing Agents in connection with the recovery of service charge arrears, including the use of Section 146 Notices, applications to the Court for Section 81 determinations and Forfeiture Proceedings. We have experience in relation to other claims for breach of covenant and difficulties regarding communal parts, potential licences, adverse possession and other types of property litigation that Managing Agents encounter from time to time.
Our non-contentious colleagues can assist Managing Agents in the preparation of Licences to Assign, Licences for Alterations and other such documentation.
Lessees of blocks of flats often wish to take part in an acquisition of the freehold to their building. We can assist lessees should they wish to acquire either the
freehold to their building or wish to use the rights contained in the Commonhold & Leasehold Reform Act 2002 to obtain commonhold title.
We can also assist Lessees in connection with any disputes regarding services charges and any Forfeiture Proceedings that Landlords may threaten.
Boundary Disputes
The area of boundary disputes is a complicated area. We have considerable experience in this type of litigation as well as advising in disputes concerning easements, licences and claims for adverse possession.

We can advise and assist Commercial Landlords and Tenants in relation to any legal disputes concerning business premises. this would include rent arrears, forfeiture, disrepair and lease renewal.
