
Drafting Assured Shorthold Tenancy Agreements - £120 plus VAT
We can draft an assured shorthold tenancy for you. We will also advise you of the various Tenancy Deposit Schemes, direct you to a provider of an Energy Protection Certificate and send you an advice letter explaining all the points that you should consider when letting a property.
Drafting Possession Notices - £25 plus VAT
We can prepare a Notice to terminate an Assured Shorthold Tenancy to serve before any possession proceedings can be issued. There are two types of Notice and we will provide you with a letter setting out the relative merits of each route as it applies to you.
Section 21 Notices - £75 plus VAT
If the tenant is in breach of terms of the tenancy we can prepare a Section 21 Notice to terminate the tenancy at the end of the tenancy period.
We will also offer a discount on our fees for acting in any possession proceedings following on from service of the Notice (details of which is set out below).
Section 8 Notices - £75 plus VAT
Most commonly used in the case of a tenant with rent arrears. If two months or more arrears are due the date the Notice is served, the Court will grant an Order for possession. We will draft the Notice for you to serve. We will also offer a discount on our fees for acting in any possession proceedings following on from service of the Notice (details of which is set out below).
Possession Proceedings
If you are the landlord of a property let on an Assured Shorthold Tenancy and wish to end the tenancy, we can act for you in one of two types of possession proceedings that you can bring.
Accelerated Possession Proceedings - £300 plus VAT
If we prepared S21 Notice £300 plus VAT and disbursements.
These can be issued whether or not the tenant is in breach of the terms of the tenancy. There must be a written Assured Shorthold Tenancy Agreement, a S.21 Notice has been served correctly and any deposit received on or after 6th April 2007 has been paid into a Tenancy Deposit Scheme. We can draft proceedings, apply for judgment, attending the first Court hearing (if any – except for applications to stay the warrant) and instructing the bailiff
Possession Proceedings for Rent Arrears - £650 plus VAT
If we prepared S8 Notice £570 plus VAT
We can act for you in drafting the necessary proceedings, drafting any necessary witness statement, attending the first Court hearing and instructing the bailiff. If proceedings are defended we will quote for our costs for the remainder of the action.
Evicting Squatters -
£750 plus VAT and disbursements
Annoying as it may seem, squatters have legal rights and it is only possible to legally evict them after obtaining a Court order and instructing the bailiffs.
Rent Act Protected Tenants -
£150 plus VAT
Rent Act protected tenants (“Sitting Tenants”) have considerable rights not only so far as obtaining possession is concerned but also in matters such as increasing rent. We will prepare application for a Rent Increase or advise you of the various ways it is possible to evict a “Sitting Tenant”
